Good tenants not only take care of your property, they are always friendly and easy to communicate with, they pay their rent on time, and rarely make unrealistic demands. Without good tenants, owning a rental property can quickly become a nightmare otherwise.

Here are a few tips on how to keep good tenants:

Be Proactive:

Consider things from the tenant’s point of view. If you want tenants to care for and respect your property then it is essential that you are proactive in maintaining your responsibilities as well. Details on responsibilities should be well defined in the lease agreement to avoid confusion. For items that you are responsible for, which could range from landscaping and exterior maintenance to appliance and plumbing repairs or replacement, stay on top of them, otherwise tenants may feel that you don’t care about your property and take on the same attitude. Remember this is their home and if the roof is in disrepair or the swimming pool is not kept clean, then it is likely they will go elsewhere.

Likewise, when tenants contact you with concerns, respond to them in a timely manner and ensure the issue is resolved. If you need more time to handle the matter, communicate the details and timelines with your tenants so they will know you support them and want them to be comfortable and happy.

Charge Suitable Fees:

Stay abreast of the housing market and charge rental fees accordingly. Research comparable housing rates in the area so your tenants will feel they are being charged fairly for the amenities included.

Give Incentives:

Tenants are accustomed to rental rates increasing over the course of time and as long as the property is well maintained, this is not typically an issue. However, many property owners and management companies offer incentives to tenants ranging from a points system that gives rewards for referrals, early/on-time payments, and so on. Rewards such as movie tickets, free gifts, or property upgrades are often welcome incentives and convey your appreciation for them.

Put forth the effort to build relationships with your tenants. Ask how things are going and if you need to address issues, do so. In the event a good tenant decides to leave, have a conversation to determine what is necessary to convince them to renew the lease and make the place more comfortable. While you may not be successful in convincing someone to stay, you can learn from the feedback they provide and potentially improve the accommodations for current and future tenants.
